When Old Insulation Has to Come Out
Insulation removal and replacement is the right move when what is in the attic is causing problems. In Palm Beach County that usually means insulation soaked by roof leaks during a storm, cellulose matted down after years of humidity, or insulation fouled by roof rats. Laying new insulation over any of it traps moisture, odor and allergens.
Storm history
Palm Beach County has a long storm record. Hurricanes Frances, Jeanne and Wilma in 2004 and 2005 damaged homes across the area, and in October 2024 an EF3 tornado spawned by Hurricane Milton hit Wellington and Loxahatchee Groves. After a roof repair or replacement, the insulation below does not always get checked. Wet cellulose mats and can hold moisture against the drywall; wet fiberglass loses most of its value until it dries.
Roof rats
Roof rats are a common attic pest in South Florida. They tunnel through insulation and leave droppings and urine. Once the pest control company has handled the animals and sealed entry points, removing the contaminated insulation is the way to get rid of the odor.
How removal works
A high-powered vacuum pulls loose fill through a hose out to a bag or trailer, so the material never gets carried through your house. Batts get bagged by hand. We cover the route through the house and close off the work area. With the attic clear, every leak in the ceiling is exposed, and we seal them before new insulation goes in, either blown-in to depth or foam on the roof deck.
Spray foam removal
Foam sometimes needs to come out: foam sprayed over a leak, foam that still smells, or foam in the way of roof or AC work. HomeGuide lists foam removal at $1.00 to $2.50 per square foot; Fixr lists $1.50 to $3, up to about $5 hand-chipped.
